Rent- The full rent due will have to be paid to pick up the leys so coordinate with roommates & come prepared to pay the rent. You can bring check or money order when you arrive to get keys or check our website HERE FOR OPTIONS
Utilities- you must set up utilities with the utility companies listed on the back of your lease. (unless water is included)

GOT YOUR KEYS? HERE ARE YOUR NEXT STEPS
- Notify us immediately (24 hours) if your property isn't clean upon moving in. And within 48 hours if you see pests.
- PROTECT YOUR DEPOSIT! Make your CHECK IN list and email it to us at stillwaterrealty405@gmail.com within 7-10 days to report any damage or needed repair. You may send photo files via Google Photos/Google Drive. Repairs the previous tenant did not report may become apparent has you live in the house & we can get those fixed after the waiting period & most have been discovered.
- Contact us right away for serious repairs: air conditioning, heating, refrigeration, safety concerns, etc.
- Rent payments are due on the 1st of each month . If you're going to pay after the 5th it's best to call, late charges will begin to occur on the 6th. Mail keys are available & should be received with your door key. Pool keys are available for Cimarron Townhomes for $20 (exact change)

- Our After-Hour Maintenance # is on the voicemail 405-624-6325 & it changes as our on-call person changes. Remember: only emergency-type maintenance issues will be dealt with immediately: flooding, sewage, etc. All non-emergency issues will be handled during business hours.

move OUTS
MOVING? HERE ARE YOUR STEPS
CALL- Remember to call the office with your official move out date, you could get a refund if the new tenant wants in early and you are leaving early.
CARPET- If you have carpet, remember that you are responsible for having it professionally shampooed. Schedule it NOW to be done when your place is
EMPTY so you avoid last minute charges. BEWARE- They can charge you more for last minute appointments!
UTILITIES- Leave on your utilities for 3 days beyond your LEASE END DATE. We will inspect & turn off your breakers per City of Stillwater guidelines.
LAWN- Remember to mow your lawn (if your lawn service isn’t included)
TRASH- Remove excess trash from the property. You can be fined for leaving a can on the street when it isn’t your trash day or leaving trash for us to handle. A dump charge is $150 minimum. You can buy blue PAY-AS-YOU-THROW bags for overflow at OnCue they are $1.50 each or $7.50 for five (5) curbside pick up, you can drop off oversized/overflow items at the Stillwater Convenience Collection with a CITY bill, OR order an extra trash pick up day, OR contact the Republic Dump if you live outside of the City of Stillwater limits.
CLEAN- Start cleaning WAY before move out day. You will be surprised how much is left to do if you don’t begin now. If you run out of time, focus on cleaning the most expensive items: toilets, showers, ovens.
CHECKOUT- Let us know you have vacated, leave your house keys, mail key, pool key, carpet cleaning receipt, forwarding addresses, and parking pass on the kitchen counter
READY TO START? HERE IS A LIST
FIRST:
- Spray the oven with Easy Off to sit as instructed on the can (remember to come back on time)
- Put toilet bowl cleaner in the toilet & scrubbing bubbles in the shower.
EVERYWHERE:
- Take all nails and screws out of the walls and ceiling.
- Report any holes to be filled, do not fill.
- COMMAND STRIPS! Pull straight down ONLY, NOT toward you, OR leave them in place
- Dust the ceiling fixtures, light fixtures, & ceiling fans.
- Dust all ledges & baseboards.Replace lightbulbs & put glass on fixtures.
- Replace blinds as needed & report if you prefer it taken out of your deposit.
- Clean the windows as needed & get rid of all cobwebs.
- Clean the door knobs and doors.
- Clean all light switches and outlets.
- Clean the walls and baseboards.
- Vacuum the entire household.
- Check smoke detectors for working batteries.
- Remove debris from closets/cabinets & clean shelves.
- Change your air filters
BATHROOMS:
- Dust the surface of the exhaust fan & the air vent if dusty.
- Get soap scum off the bathroom tiles and tub/shower and bleach the grout. Magic Erasers are truly magic & work fast follow instructions on the package for use.
- Clean out the bathroom drawers and vanity/medicine cabinet, making sure you get all the hair out and remove any liners.
- Clean the mirror. Clean the toilet inside & out.Don’t miss the area on the sides, back, and by the lid hinge
- Clean the sink, countertop and finally the floor (sweep and mop).
- Follow behind with a paper towel to grab missed hairs.
LIVING AREA:
- Dust & clean vents.
- Clean the fireplace of debris & ashes
- Sweep, vacuum, and mop these empty rooms
KITCHEN:
- Clean out all cabinets and liners.
- Wash the front of the cabinets.
- Clean and disinfect all countertops.
- Clean and shine up the sink and faucet.
- Scrub the refrigerator inside and out.
- Remove all shelves and clean separately if necessary. Ask if it should be turned off or left open. If there is no power, fridges must be opened.
- Scrub the oven inside and out. Remove shelving, drip pans and burners. Use steel wool, it is your friend. Replace drip pans if needed. Clean the dials & panel. Clean under the top, lift it up.
- Clean out the dishwasher & dishwasher filter & garbage disposal
- Clean the microwave, the top & the crevices
- Clean exhaust fan & the vent hood.
- Move all appliances and sweep behind them & clean the top of them.
- Follow behind with a paper towel to grab missed hairs.
- And the last thing you should do is mop from the furthest point out to the door.
BEDROOMS:
- Dust, sweep, vacuum - all of the other items are covered under EVERYWHERE
- Remove any left items
GARAGE/STORAGE:
- Should be completely empty and swept.
OUTSIDE:
- Cut the grass if you don’t have yard service included
- Pull the weeds from beds & trim back any overgrown shrubbery
- Remove all of your stuff that might be stuck in the ground or hanging in trees
- Repair damage from pets like holes dug in the yard or broken fence panels
- Clean porch & sidewalk
- PICK UP PET FECES!
TRASH:

- Turn in door/mail/pool keys to the office M-F by 5pm or leave on the kitchen countertop & call
- Provide forwarding addresses

- Keep power on for 72 hours after the last day of YOUR LEASE
