EMERCENCY MAINTENANCE



Call 405-624-6325 & get the after hours number off the voicemail if not in business hours.

  • Call us for flooding that required water evac & not simple clean up
  • Main water line breaks - Call your water company
  • No Household water - Call your water company to check for outages
    • ​Did you allow your pipes to freeze? Send in a non-emergency request
  • No Household Power - Call your power company to check for outages
  • No hot water - do you have gas service & is service on?
  • No heat - we can check out electric heaters until service returns
  • Call us for sewage back up that extends a simple clean up you can do. Keep non-sewage items out of your lines (no grease, condoms, tampons, or ANY type of wipes) You must pay for foreign item clogs.
  • Call us for fire damage after calling 911
  • Call us for CO2 Detector alarm or smell of gas after calling 911
  • Have locked yourself out? ($50 charge after hours)
  • Call us for safety concerns: like locks that fail
  • Call the Police non-emergency or 911 FIRST for after hours criminal safety concerns like break-ins, theft, loitering, noise, or parking issues.
  • All other items will be handled during business hours & you may send a repair request above.


TENANT MAINTENANCE





There are items listed in your lease that you are expected to maintain



  • Change your air filter!!! - you must check it every month (change monthly if you have pets, change quarterly (every 3 months) at maximum.
  • Spraying down the outside a/c condenser once a month from April - October
  • Keeping the yard clean & picked up
  • Cleaning the interior of the property & keeping it sanitary
  • Pest Control for the property (some exceptions for Cimarron Townhomes)
  • Keep your smoke detectors up in place with good batteries, test them at both time changes
  • Keep your CO2 detectors (if you have gas service) up an in place with good batteries, test them at both time changes
  • Replace blinds as they break
  • Install new lightbulbs as they burn out
  • Keep heat on in the unit to prevent freezing pipes, drip faucets during low temps, open sink cabinet doors.
  • Yard keeping (if it is not provided), including bushes, flowerbeds, mowing and weed eating.
  • Using a plunger to clear clogged toilets & keeping/removing hair from clogged drains
  • Keep grease, condoms, tampons, toys, and any type of wipe out of the drains/sewer . Do not put anything down the garbage disposal except liquids & soft foods, no solids. ​
